An office building has previously been approved, but St Hilliers is now pursueing a mixed residential/hotel scheme. While the location adjacent to Macquarie Shopping Centre, University and Railway Station supports the proposed mixed residential use, the reduced floor plate characteristics of residential development requires a case to be made for flexibility in the application of Council’s height standard.
Other challenges being solved include the proximity to high speed traffic on the M2 Motorway, the steep grade of the site and the alignment of Shrimpton’s Creek through the site.
In addition to urban planning services, Urbis has also provided demographic and ‘Social Impact Assessment’ services on the project.
