Key to obtaining this approval was early engagement with Senior Council officers and a proactive approach to identifying and resolving key site planning issues which included: identification of appropriate podium height, on a site that contained and was surrounded by heritage items with a range of street edge heights; achieving required setbacks to adjoining properties; addressing potential view loss and overshadowing impacts and dealing with the site straddling the Cross-City Tunnel and the Town Hall to Central underground rail line Another key achievement was securing a maximised parking rate in light of the draft controls, which presents a significantly reduced rate to existing.

Following this approval it will be necessary to conduct an international design competition to select the architect for the detailed design resolution of the building.
