35 Albert Road Melbourne 

Further strengthening the relationship established between Buchan Architects and Urbis, Buchan engaged Urbis to provide town planning services for the redevelopment of 35 Albert Road, Melbourne for a 29 storey mixed use tower containing ground floor retail and residential apartments above.

The proposal has a number of significant attributes in that it will exceed the City of Port Phillip’s preferred height limit of 60m for this area by 30m.

Furthermore, although the site is a landmark location within the ‘St Kilda and Queens Road Precinct’, this opportunity is contrasted with a number of challenges resulting from the site’s high exposure from the Shrine of Remembrance, the St Kilda Road boulevard, prestigious ‘Domain’ apartment building, Albert Park Lake and the Royal Botanic Gardens.

The partnership between Buchan Architects and Urbis has allowed a design response to be achieved that will integrate appropriately into the surrounding context.
