Urbis prepared a planning and design submission to Botany Bay Council identifying the future opportunities for a site approximately 1.7ha in size, currently used for light industrial purposes.
A contextual analysis considering the existing surrounds and proposed future character identified in strategic planning documents provided the rationale for changing the use and character of the site.
The proposal form and massing for a mixed use development was indicatively prepared by Urbis and later worked up to further detail with the client and Nettleton Tribe Architects. Since the submission the site has been identified as a key site within the Botany Bay Local Government Area with a proposed Mixed Use Zone and significant FSR uplift.
